Los Angeles County’s ADU Requirements

Los Angeles County, including the City of LA, follows California state law and municipal standards (LAMC §12.22 A.33, Ordinance 186,481) for Accessory Dwelling Units (ADUs), Junior ADUs (JADUs), and certain Movable Tiny Houses (MTHs). Key Los Angeles City ADU requirements include:

  • Permitted locations: ADUs, JADUs, and eligible MTHs may be built on lots with a primary single- or multi-family dwelling. No minimum lot size applies.
  • Quantity allowed: Owners of single-family dwellings can add up to two ADUs (including a JADU). Multi-family properties may add units based on existing structures.
  • Size limits: Detached ADUs up to 1,200 sq ft; attached ADUs up to 1,200 sq ft or 50 percent of the main home; JADUs up to 500 sq ft. MTHs must range from 150–430 sq ft.
  • Height and stories: One- or two-story ADUs allowed, with a minimum height that is typically about 16 ft.
  • Setbacks and separation: At least 4 ft from rear and side property lines; detached ADUs must be 6 ft from the main home.
  • Parking: No parking for conversion ADUs or JADUs. One space required for new ADUs unless within ½‑mile of transit or otherwise exempt.
  • Building standards: Must comply with zoning, building, and residential codes. Solar panels are required for detached ADUs. MTHs must meet ANSI/NFPA standards, DMV registration, and certification rules.

    It’s not allowed to own, use, or live in a building that hasn’t been properly permitted. An “unpermitted structure” is any building — or part of one — that was built, remodeled, expanded, moved, connected to utilities, or otherwise altered without first getting the required permits from the Building Official, as outlined in Section 106.1. This also applies to projects where a permit was issued but has since expired before the work was completed.
