Our five-phase approach simplifies regulations, clarifies design, and delivers construction-ready plans — from feasibility to final permit.
Phase I
Research & Development

Site Discovery & Feasibility Analysis
We’ll evaluate zoning regulations, setbacks, easements, historical overlays, and other factors that impact your property to create a clear foundation for compliant residential or commercial design.
Site Measurements & Survey Coordination
Accurate interior, exterior, and lot measurements ensure your plans meet city and state permitting standards.
Additional option: We provide site survey & topographic mapping for complex or boundary-sensitive sites.
Additional option: Soils & geotechnical reports help analyze soil conditions critical for foundation and structural design, especially on sloped or complex sites.
Kick-Off Call (KOC)
An introductory meeting where we review your goals, discuss design vision, and outline the design and permitting workflow so you know what to expect.
Preliminary Agency Review (If Applicable)
For projects in Coastal, HOA, or special overlay zones, early review helps prevent delays and confirms the project’s viability under local and state codes.
Additional option: HOA & coastal coordination services are available to manage complex approval processes.
This phase supports long-term success and can prevent costly revisions later in the California permitting process.
Phase II
Design & Development

Design Review #1
Initial design concepts tailored to your preferences, lifestyle, and project goals.
Design Review #2
A refined version of the preferred layout with updates to space planning and exterior appearance.
Design Review #3
Final tweaks and minor adjustments before engineering coordination begins.
Release for Engineering
Once the design is approved, we prepare all documents for third-party engineers to ensure code compliance and structural integrity.
Our process includes up to three design revisions. Additional revisions may require a change order.
Additional option: Enhance your project with high-quality rendering packages and virtual walkthroughs to visualize the final design.
Phase III
Engineering & Submission Preparation

Engineering Coordination
We secure bids, oversee contracts, and manage communication with structural and MEP engineers.
Additional option: Energy Code (T-24) Compliance services ensure your project meets California’s energy standards.
Additional option: We can perform electrical panel discovery to evaluate existing electrical systems and inform engineering plans.
Submission Package Preparation
Your final architectural and engineering plans are compiled into a permit-ready set.
Release for Submission
We review all materials with you before submitting to the local jurisdiction.
Engineering and third-party consultant fees are billed separately. We manage the entire coordination on your behalf.
Phase IV
Permit Management

Submission & Intake Review
We verify that all materials meet the city/county intake requirements.
Plan Review Coordination
Separate departments (Zoning, Structural, Historical, etc.) will review your plans while we manage comments, revisions, and responses.
Completeness Review & Final Approval
Once all departments sign off, we submit final documents for approval and begin preparing for permit issuance.
We address all agency feedback and maintain active communication with reviewers to minimize delays in the permitting timeline.
Phase V
Permit Issuance & Construction Support

Permit Issuance
We guide you through final fee payments and help you obtain your official building permit and approved plan set.
Construction & Inspections
We assist with clarifications or minor changes if field conditions require updates. We also coordinate with engineers if new calculations or drawings are needed.
Certificate of Occupancy
After inspections and approvals, you’ll receive your certificate confirming that the structure is safe, compliant, and ready for use.
